Pricing & Quotes

How pricing and quotes work. Smaller jobs often get a flat price by text, while larger washing projects start with a quick on-site visit.

What's included in the price of holiday light installation?

Our quotes are full-service, not just the hanging. One price covers the on-site design consultation, commercial-grade LED lights custom-cut to your rooflines and peaks, professional installation with no staples or nails in your fascia, mid-season maintenance if a strand or bulb fails, takedown after the season, and off-season storage of your lights. There is no separate takedown bill in January and no box of tangled lights going back into your attic.

How much does Christmas light installation cost in New Jersey?

Every roofline is different, so we quote per property rather than posting a flat rate. The price is driven by how many linear feet of roofline you want lit, how many stories we have to reach, roof pitch and access, and whether you're adding wreaths, garland, walkway lighting, or tree wrapping. Your first season includes the lights themselves, which are custom-cut to your home and stay yours; later seasons cost less because that cutting is already done. Send us a few photos of your house and we'll send a flat, all-in quote, usually within an hour.

What payment methods do you accept?

We accept several convenient payment options to make things simple. When we provide your estimate, we'll confirm exactly which methods are available for your job. Feel free to call (973) 879-2007 with any billing questions.

Do you require a deposit?

For most standard residential jobs, no deposit is required. Larger or commercial projects may have different arrangements, which we'll discuss with you up front. We always make sure expectations are clear before any work starts.

How much does roof cleaning cost?

Roof cleaning costs vary based on roof size, pitch, and the amount of algae or staining present. We use a gentle soft wash approach, and pricing is tailored to your specific roof after a quick assessment. Reach out at (973) 879-2007 for a free estimate.

How much does house washing cost in New Jersey?

House washing pricing depends on the size of your home, the type of siding, and how much buildup needs to be removed. Because every property is different, we provide a free, customized estimate rather than a flat rate. Call us at (973) 879-2007 and we'll give you an honest, upfront price.

How do I get a quote?

Getting a quote is easy. Call us at (973) 879-2007 or send us your details through our contact form, and we'll follow up promptly. For most jobs we can provide an accurate estimate after learning the size and condition of the surfaces you'd like cleaned.

Do you offer free estimates?

Yes, we provide free, no-obligation estimates for every project. We'll assess your home or property and walk you through exactly what's needed before any work begins. Just give us a call at (973) 879-2007 to get started.

Process & Method

How we approach your project, from surface prep and soft washing to the finished result.

Do you install permanent holiday lighting?

Yes. Permanent holiday lighting is a low-profile track installed once along your rooflines, with color-changing LEDs you control from your phone. It stays up year-round but reads as trim, not Christmas lights, and you can run warm white for everyday, team colors on game day, orange for Halloween, or full color for December. There's no annual install or takedown once it's in. Ask us about it when we quote and we'll price both options side by side.

What happens if a strand or bulb goes out mid-season?

Call us and we'll come fix it. Mid-season maintenance is included, so if a section goes dark or a bulb fails in the middle of December you're not the one on a ladder in the cold diagnosing it. This is the part people miss when comparing a professional install to doing it themselves.

Will the installation damage my roof or gutters?

No. We don't staple or nail anything into your fascia, shingles, or trim. Everything is hung on removable clips designed for the surface it's attaching to, so nothing is left behind when the lights come down. We spend the rest of the year on these same rooflines washing houses and cleaning gutters, so working on a roof safely and without marking it up is already what we do.

Do you take the lights down and store them?

Yes, and it's included. We come back after the season, take everything down carefully, and store your lights with us until next year. That means nothing goes back into your attic or garage, and nothing has to come down off an icy roof in January. When you rebook, your strands are already cut to your house and ready to go up.

Can you clean a large commercial roof without damaging it?

Yes. Large and delicate roofs are soft washed rather than pressure washed. Soft washing uses low pressure and a cleaning solution to lift algae and buildup, which protects tile and the seals and wiring around solar panels that high pressure can damage. At Denville Community Church our crews cleaned a 6,567 square foot red tile roof, a 9,723 square foot flat roof, and 104 solar panels in 3.5 days.

Why does my court get slippery?

Slipperiness usually comes from algae, mildew, and organic buildup, especially on shaded or damp courts. Our cleaning removes that growth at the source, restoring grip and reducing slip hazards. Regular cleaning keeps the court safe and playable.

Do you replace the sand between my pavers?

Yes. As part of our restoration we clean the pavers, remove old or washed-out joint sand, and install fresh polymeric sand before sealing. This stabilizes the pavers and gives you a clean, finished look. Call (973) 879-2007 for a free assessment.

Why should I seal my pavers?

Sealing locks in fresh joint sand, helps prevent weeds and ants, resists oil and stains, and brings out the color of your pavers. It also makes future cleaning much easier. A good seal can extend the life and look of your hardscape for years.

Can you remove rust stains from my siding or concrete?

Yes. We use pH-balanced rust removers that dissolve the staining at the source rather than just scrubbing the surface. This works on siding, brick, concrete, and pavers, and we always test and protect surrounding areas first.

Can you restore older Ipe and hardwood decks?

Yes. Exotic hardwoods like Ipe and mahogany need a careful, species-specific approach, and we use the right strippers, brighteners, and low pressure to bring them back without damaging the grain. The result is rich, refreshed wood ready to be sealed.

Do you stain or seal the deck after restoring it?

Our restoration process strips, cleans, and brightens the wood so it's fully prepped for a fresh finish. We can discuss staining and sealing options as part of your project so the deck is protected and looks its best. Call (973) 879-2007 to talk through what your deck needs.

What does a full exterior cleaning include?

We tailor it to your property, but a full exterior cleaning typically covers house washing of the siding plus concrete, walkways, and other hard surfaces. We can add roof cleaning, gutter brightening, and window washing for a complete, refreshed look. Tell us what you need and we'll build the right package.

Can you remove oil and rust stains from my concrete?

Yes. We use targeted degreasers and rust treatments along with surface cleaning to lift oil, rust, and organic stains from driveways, garage floors, and walkways. Some deep stains may lighten rather than disappear completely, and we'll always set clear expectations up front.

Will power washing damage my concrete or pavers?

Not when it's done right. We use a surface cleaner and the correct pressure for each material, which gives an even, streak-free finish without etching or stripping. If joint sand washes out of pavers, we can re-sand them afterward.

What surfaces can be power washed?

Power washing is ideal for hard, durable surfaces like concrete driveways, sidewalks, patios, pavers, and brick. For softer surfaces like siding and roofs, we switch to gentle soft washing so nothing gets damaged. We always match the method to the surface.

Can you remove black streaks and algae from my roof?

Absolutely. Those black streaks are typically caused by algae, and our soft wash roof cleaning safely eliminates them at the source without harsh pressure. The result is a cleaner roof and protection against the regrowth that can shorten a roof's lifespan.

How often should I have my house washed?

For most North Jersey homes, a yearly house washing keeps siding bright and helps prevent mold, mildew, and algae from taking hold. Homes shaded by trees or in damp areas may benefit from more frequent cleanings. We're happy to recommend a schedule that fits your property.

How long does a typical house washing take?

Most house washing jobs are completed in a few hours, though the exact time depends on the size of your home and how much buildup is present. We work efficiently while being thorough, so you get great results without a lengthy disruption to your day.

Will pressure washing damage my siding or roof?

Not when it's done correctly. We never use high pressure on siding or roofs; instead we soft wash those surfaces with low pressure and gentle detergents that lift away grime safely. This protects your home while still delivering a deep, lasting clean.

What is soft washing, and how is it different from pressure washing?

Soft washing uses low pressure combined with safe, specialized detergents to clean delicate surfaces like siding and roofs without causing damage. Pressure washing, by contrast, relies on higher-powered water and is ideal for tough surfaces like concrete and pavers. We choose the right method for each surface so your property is cleaned thoroughly and safely.

Safety & Insurance

Fully licensed and insured, and careful before we ever start a wash. The things that give you peace of mind.

What insurance do you carry for commercial work?

We carry general liability with a $5 million umbrella policy, plus workers' compensation coverage on every job. We're also a registered New Jersey Home Improvement Contractor (#13VH13996500). A certificate of insurance is available on request and can be provided before work begins, so your property manager or facilities team has it on file.

Will cleaning damage my tennis or sport court surface?

No. We use a gentle, low-pressure approach designed for court surfaces, removing algae, mildew, and dirt without harming the coating or lines. This restores safe traction and a clean look. We treat hard courts and other sport surfaces with the same care.

Will cleaning my solar panels void the warranty?

No. We use a gentle, low-pressure rinse with deionized, spot-free water and no harsh chemicals, which is the method most manufacturers recommend. This protects your panels and their warranty while restoring output. We're happy to follow any specific guidelines from your installer.

Is exterior cleaning safe for all types of siding?

Yes. We soft wash delicate surfaces like vinyl, stucco, and painted wood using low pressure and gentle detergents, and reserve higher pressure for hard surfaces only. This protects your home while still delivering a deep, lasting clean.

Are your cleaning solutions safe for plants, pets, and kids?

Yes, the health of your family, pets, and landscaping is a priority for us. We use professional-grade detergents responsibly and take precautions like rinsing and protecting plants during the cleaning process. Our soft washing approach is designed to be both effective and considerate of your property.

Are you licensed and insured?

Yes. Under Pressure House Washing is a registered New Jersey Home Improvement Contractor, registration #13VH13996500. We carry general liability with a $5 million umbrella policy plus workers' compensation coverage, and a certificate of insurance is available on request. As a locally owned business serving North Jersey, we take professionalism and accountability seriously on every job. Don't hesitate to ask us any questions at (973) 879-2007.

Scheduling

When we can get you in, and what happens if the weather doesn't cooperate.

When should I book Christmas light installation?

Earlier than most people think. We start booking in late summer and the calendar fills through the fall, with installs running from October through early December. Booking early gets you the install date you actually want rather than whatever is left, and it gives us time to design and cut your strands before the rush. If you're reading this in the fall and haven't booked, still call us. We'll tell you honestly what dates are left.

Do you offer recurring maintenance for commercial properties?

Yes. Recurring service is available for commercial properties that need cleaning on an ongoing basis rather than once. We set the schedule around the property's operating hours so the work happens when it is least disruptive to tenants, customers, and staff. Tell us how your site is used and we will put together a schedule that fits.

Can you work overnight or outside our business hours?

Yes. Our crews regularly work overnight and during off-hours so customers, tenants, and staff are not disrupted. In Morristown we cleaned 5.3 miles of sidewalk in 4.5 nights, working overnight so the walkways were open and ready each morning. We build the schedule around your operating hours.

How often should solar panels be cleaned?

For most New Jersey systems, once or twice a year keeps panels free of the pollen, dust, and bird droppings that reduce output. Panels near trees or in dusty areas may benefit from more frequent cleaning. Regular cleaning helps you get the most from your investment.

When should post-construction cleaning be done?

It's best as one of the final steps before a walkthrough, move-in, or delivery, once the major exterior work is finished. That way we can remove all the construction dust, overspray, and debris at once. We coordinate timing with you or your builder so the property is ready on schedule.

How often should I have my concrete cleaned?

An annual cleaning keeps driveways, sidewalks, and patios free of the dirt, algae, and mildew that build up and cause slipping and staining. Shaded or north-facing concrete often benefits from more frequent cleanings. We're happy to recommend a schedule for your property.

How often should my gutters be cleaned?

For most North Jersey homes, twice a year is ideal, in late spring and again in late fall after the leaves drop. Homes surrounded by trees may need more frequent cleanings to prevent clogs and overflow. We can set you up on a recurring schedule.

Do you offer recurring or seasonal cleaning plans?

Yes, many customers like to keep their property looking its best with recurring or seasonal cleanings. We can set up a schedule that works for your home or business so you never have to remember to call. Ask us about it at (973) 879-2007.

What happens if it rains on my scheduled day?

Light rain usually doesn't affect our work, since our cleaning relies on detergents rather than weather. If conditions become unsafe or heavy storms roll in, we'll simply reschedule for the next available day at no penalty to you. We'll always keep you informed.

How soon can you start?

We try to accommodate your schedule as quickly as possible, and availability depends on the season and current bookings. Once you reach out for your free estimate, we'll let you know the soonest we can get you on the calendar. Call (973) 879-2007 to check current availability.

Property Prep

A few quick things to take care of before we arrive.

Do I need to be home during the service?

You don't have to be home as long as we have access to the areas being cleaned and an outdoor water source. Many customers go about their day while we work. We'll coordinate the details with you in advance so everything goes smoothly.

How should I prepare for my appointment?

Preparation is minimal. We just ask that you close your windows and doors, move vehicles and patio furniture away from the work area, and clear easy access to the surfaces being cleaned. We'll handle the rest and let you know if anything specific is needed beforehand.

General

Recurring service, our guarantee, and everything else.

Do you install holiday lighting for businesses and HOAs?

Yes. We light storefronts, office parks, HOA entrances and common areas, and other commercial properties across Morris, Passaic, Bergen, and Essex County. Commercial work is scheduled around your operating hours, and we carry general liability with a $5 million umbrella policy plus workers' comp, with a certificate of insurance available on request for your property manager or board.

Do you work with builders and contractors?

Yes, we regularly partner with builders, contractors, and property managers on new construction and renovations across North Jersey. We can provide a certificate of insurance and work around your project timeline. Call (973) 879-2007 to set up project-based service.

What causes the chalky, faded look on my siding?

That chalky residue is oxidation, a breakdown of the surface layer of vinyl or aluminum siding from years of sun exposure. Our treatment removes the oxidation and restores a clean, even appearance without the cost of repainting or replacing. It can make older siding look years younger.

What is the difference between gutter cleaning and gutter brightening?

Gutter cleaning clears leaves, debris, and buildup from the inside of your gutters so water flows freely. Gutter brightening restores the outside, removing the dark tiger stripes and oxidation for a like-new look. Many homeowners pair the two, and we're glad to include either in your estimate. Just ask when you call (973) 879-2007.

Do you offer a satisfaction guarantee?

Your satisfaction is our top priority, and our strong 5-star reputation reflects that commitment. If something doesn't meet your expectations, we want to hear about it and make it right. Give us a call at (973) 879-2007 and we'll take care of you.

Do you clean windows too?

Yes, we offer window washing and can often pair it with your house washing for a complete, polished exterior. Clean windows make a noticeable difference in how bright and well-kept your home looks. Just mention it when you request your estimate.

Can you clean my deck or patio without damaging it?

Yes. We adjust our method to the material, using appropriate pressure and detergents so wood decks, pavers, and patios are cleaned safely. This lifts away dirt, algae, and stains while protecting the surface underneath. Your outdoor spaces will look refreshed and inviting.

What does house washing remove from my siding?

House washing removes dirt, mildew, mold, algae, cobwebs, and the general grime that dulls your siding over time. Beyond restoring your home's curb appeal, it helps protect siding from the buildup that can cause long-term staining and deterioration. The difference is often dramatic.
